You cannot get a 100% loan without a credit score of at least 625. If someone tells you this they are lying.

you will not get 100% financing, and they are going to require @ 10% down

Yup, and you’ll end up with a really high interest rate. Call around to Brokers and ask if they have anyone who does hard money loans or sub sub-prime.

If you have lousy credit, try contacting NACA. When your credit is poor, you will be vulnerable to predatory lending and loans that are bad for you but good for the lender. The terms might be so unfavorable that it leads to you losing your house.
NACA is a non-profit housing advocacy organization and they do their own fixed rate loans. Check out their website for their story.
